§1 Product

ForeclosureBid provides forensic document analysis and acquisition workflow tools for professional buyers. Reports are informational underwriting support — not title insurance, not legal advice, and not investment advice.

§2 Accounts & payment

Paid forensic title reports are sold at a flat fee per plan allowance. There is no lender/broker referral differential and no settlement-provider co-marketing subsidy of report cost (see also 12 U.S.C. § 2607 / RESPA posture).

§3 Data freshness & verification

Public records change without notice. You must independently verify material facts at the courthouse, official records, and the sale portal before bidding. Checkout requires an acknowledgment of the data-freshness statement.

§4 Pre-Auction Error SLA — Credit / Refund Policy

If you believe a purchased forensic title report contains a material factual error that affects bid risk, submit a claim through the Support portal before the scheduled auction.

Cutoff: claims must be submitted at least twelve (12) hours prior to the scheduled auction start time for the subject property (the “≥12-hour cutoff”).

This SLA covers material factual errors in our assembled report. It does not cover auction postponements, bidder mistakes, third-party portal outages, or changes in public records after the report timestamp.

§5 Florida owner-occupied disclosures

Where occupancy indicates an owner-occupied (or homestead) active foreclosure, the product surfaces the Fla. Stat. § 501.1377 notice. The platform does not ship automated homeowner-negotiation tools, pre-filled equity-purchase agreements, or upfront-fee collection for off-market workouts without separate counsel sign-off.
